## The real variants and conditions that change the work

### Duplex, triplex and fourplex
A duplex, triplex or fourplex is selected by unit count and zoning, but unit count alone does not decide OBC Part 9 versus the applicable Parts 3 to 6 design path, so your engineer may need to settle the load path before material is ordered. Toronto permits up to four units in specified low-rise zones; Mississauga runs a separate framework, but neither changes the Part 9 size test.

### Side-by-side units versus stacked units
Side-by-side units concentrate separation work in vertical walls under OBC 9.10.9.16, while stacked units add horizontal floor-ceiling separations on top, so a stacked layout carries more framed assembly at the same unit count. A unit with two or more storeys, including a basement, generally needs a 1 h separation from the rest of a Part 9 building, so your two-storey unit inherits a heavier separation than the unit beside it.

### Purpose-built multiplex versus secondary-suite conversion
A secondary-suite conversion has its own OBC alternative using continuous, smoke-tight Type X gypsum protection that cannot be copied onto a purpose-built multiplex, so a converted basement apartment and a new-build fourplex get framed and priced differently at the same unit count. Converting a house also adds OBC Part 11 coordination new construction skips.

### Structural framing systems
Conventional dimensional lumber, I-joists, metal-web wood joists and plated wood trusses are all possible structural categories, but an engineered system locks you into that supplier's layout and connectors once ordered, so switching systems mid-project means new drawings, not a field substitution.

## What belongs in the scope
Part 9 generally applies only where the residential building is no more than 3 storeys high and no more than 600 m2 in building area, so a larger multiplex moves onto the applicable Parts 3 to 6 design path. A party wall on a property line is normally a firewall unless the exceptions in OBC 9.10.11.2 apply, so your duplex may need firewall-rated construction where you expected a standard demising wall.
Unit count and whether units sit side-by-side or stacked change the quantity of required separations, so your stud, joist and blocking takeoff moves with the measured layout, not a flat per-unit rate. Storey count and supported loads change stud, beam and post requirements, and repeated kitchens and bathrooms increase the framed service routes your quote carries. Opening count and width change lintels, side studs and headers, so two fourplexes with the same footprint can still price differently.

## How the work moves from drawings to handoff
- Review. Confirm the permitted unit count, occupancy, Part 9 or Part 3 path and structural drawings before layout, so you start with bearing lines already flagged.
- Mark. Mark unit boundaries, bearing lines and service routes from the coordinated plans, so a conflict surfaces before a wall goes up wrong.
- Carry the structure. Frame beams, joists and floor openings while keeping support beneath every bearing wall, so each floor lands where the drawings designed it to.
- Set the units. Frame dwelling-unit stud walls without substituting an ordinary partition for a required fire-separation assembly, so the wall your drywaller boards next month is what the inspector expects.
- Coordinate and hold. Install blocking and framed service spaces, coordinate the mechanical penetrations, then keep separation details visible until the prescribed OBC inspections are complete.
- Release. Document approved revisions to studs or sheathing for the finish trades before handoff, so the next crew works from the same set we did.

## The mistake we want found before the work begins
One unplanned duct crossing a rated unit boundary can force the same wall or floor edge open in every repeated unit. The framing quantity is not the real loss; the repeated inspection and trade resequencing is. We settle penetration zones before the first assembly is copied across the building.

## Member and fastening decisions that affect the result
Loadbearing studs go in as Stud, Standard or No.2 grade lumber, and non-loadbearing studs can use Stud, Utility or No.3, so the grade stamp actually matches what that wall carries. Framing lumber has to arrive at 19 percent moisture content or less, because wet lumber shrinks and twists once enclosed behind drywall.
Stud size and spacing depend on unsupported height and the floors and roof loads a wall supports, and studs run continuous through a full storey with no site splicing, so a stacked unit gets a heavier stud schedule than the single-storey unit beside it. Beam ends need at least 89 mm of even, level bearing, and a joist framed into a beam needs a hanger, connector or compliant ledger, so the load transfers as the design intends.

## The hold point and the trades waiting after it
Ontario requires notice once your Part 9 structural framing and HVAC ductwork are substantially complete, while a multiplex outside Part 9 hits its notice point at substantial completion of structural framing and HVAC rough-in instead. Ontario prescribes an inspection response within 2 days of that notice, excluding weekends, holidays and closed-office days, so a package ready on a Thursday should not sit waiting long.
Fire-separation work can carry its own OBC inspection stage, separate from structural framing, so we confirm the local schedule before covering any assembly. Your drywaller and firestopping trades inherit the stud separation lines we leave behind, so what we hand off is what they build from.

## Framing multiplexes across the GTA
Ontario's OBC sets the framing and fire-separation rules, but your municipality decides whether a duplex, triplex or fourplex is even permitted on that lot.
