## What can put your warehouse framing at risk
A warehouse label does not tell you its hazard classification, rack reactions or protected routes. Your schedule risk is framing ordinary partitions around an operation whose storage, shutters or conveyors demand different structural and fire details. We establish the actual use and loads before layout or anchors are released.

## The systems and conditions that change the work

### Low-hazard and medium-hazard industrial occupancies
A low-hazard industrial occupancy carries combustible content no greater than 50 kg per square metre or 1,200 megajoules per square metre of floor area under the Ontario Building Code. Cross that threshold and you are into medium-hazard territory, which changes the permitted construction and fire-safety requirements under Part 3, so we confirm your stored commodity and combustible load before we price a single stud wall.

### Ambient, refrigerated and freezer warehouses
Ambient, refrigerated and freezer warehouses call for different envelope, vapour-control and service-penetration details, so the same wall gets different sheathing and vapour barrier work depending on which side holds product below freezing. Get that wrong and you are chasing condensation and ice buildup behind the sheathing within a season.

### A warehouse office
A warehouse office is a subsidiary or mixed-use area under Part 3, and its separation and egress depend on the approved Code analysis, not on habit. Push an office into open storage space without that analysis and your egress path may no longer satisfy the occupancy it now serves.

### Rack-supported structures, independent racks and framed mezzanines
Rack-supported structures, independent racks and conventional framed mezzanines are not interchangeable systems, even when they look similar from the floor. A conventional mezzanine stands on its own post-and-beam frame; a rack-supported structure ties that same platform back into the racking itself, so your rack supplier and your framer need to agree on who is carrying the load before either one starts building.

## What belongs in the scope
Warehouse use can fall within Group F, Division 2 or 3 under the Ontario Building Code depending on combustible content and hazards, so your quote should show which classification the package is built around. Storage racks, conveyors and equipment supports are separate structural systems unless the issued scope expressly includes them, so say up front whether your framer is also carrying rack loads. Loading-dock walls and door openings need impact, weather and structural details different from an interior stud wall, because a forklift treats that wall very differently than a warehouse aisle does.
Building height, wall area, opening size and rated-compartment length control how much stud, plate and sheathing material the job takes. Storage classification and storage height can change the fire-protection scope under Part 3, so two warehouses the same size can carry two different packages. Slab verification and new foundations add investigation and concrete work whenever the existing slab bearing was never designed for what you are anchoring into it.

## How the work moves from drawings to handoff
- Confirm. Confirm stored commodities, storage height, combustible content, occupant load and major-occupancy classification under the Ontario Building Code, so the package starts from your actual hazard classification, not an assumption.
- Survey. Survey column grids, slab joints, roof structure, loading docks, exits, sprinklers and fire routes, so a conflict with an existing dock or sprinkler line turns up before a single stud or plate is ordered.
- Coordinate. Coordinate rack, conveyor and equipment layouts with walls, doors, guards and egress, so your rack supplier and your framer are building to the same footprint.
- Identify. Identify fire compartments, high-piled storage implications and protected openings before framing starts under Part 3, so a rated wall never gets closed in before its penetrations are sorted.
- Install. Install the approved post-and-beam work, walls, openings and enclosures while preserving temporary stability, so the structure stays safe to work around while only partly built.
- Anchor and release. Coordinate slab anchors and roof attachments against the structural design and base-building bearing restrictions, then keep every anchor and service penetration visible for inspection, so nothing is hidden before the building department has seen it.

## The mistake we want found before the work begins
A partition or rack anchor drilled into an unknown slab zone can hit embedded services or load an area never designed for that reaction. The slab looks uniform from above, so the risk is invisible until drilling or movement exposes it. We verify structural and embedded-service information before locating anchors.

## Member and fastening decisions that affect the result
Part 9's prescriptive steel-stud provisions apply only to non-loadbearing walls, and interior non-loadbearing steel studs need at least 0.46 mm of base-steel thickness under that provision, so the gauge on your delivery ticket has to match what the wall is actually asked to carry. Exterior runners attach to their supporting structure at no more than 300 mm on centre. Anything past what Part 9 covers, meaning structural framing, rack support, guards or equipment reactions outside its prescriptive limits, needs the applicable Part 4 design instead, because a prescriptive stud table was never sized to carry a rack reaction. Door, dock, conveyor and fire-shutter openings each get their own approved jamb, header and closure support details, since a standard header is not built for a rolling fire shutter.

## The hold point and the trades waiting after it
Municipal building officials enforce the Ontario Building Code, and the permit holder is responsible for notifying the building department for required inspections, so that call does not fall through the cracks between trades. Rack and equipment installers inherit the slab bearing capacity and anchor zones we leave behind, and sprinkler and fire-alarm trades inherit the storage height and compartment geometry the framing sets under Part 3. Door and loading-equipment trades inherit the framed openings and approach clearances we build, so a dock leveler or a rolling door fits the opening it was ordered for. Operations inherits the designed occupancy and egress conditions on handover day, which is why we keep every anchor visible until the inspector has signed off.
