How We Quote a Framing Project
Every Timberr Framing quote starts with the same question: what are we actually building? Send us what you have, plans, a scope, or just a description, and we'll walk you through a free site visit, an itemized quote, and a framing schedule built around your project, not a template. What to send us
The more we know before the site visit, the tighter your quote will be. You don't need a finished set to start the conversation, but the following speeds things up considerably:
- Plans or drawings. Architectural and, if available, engineered or structural drawings. A permit set is ideal; a designer's sketch or a PDF from your architect works too.
- Scope of work. What's being framed, a full custom home, an addition, a basement, a garage, a multiplex conversion, so we know which crew and materials to plan around.
- Site details. Lot access, existing structure conditions, whether it's an occupied building, and anything unusual about the site (tight laneway access, overhead wires, a shared property line).
- Schedule. Your target start date and any milestones you're framing toward, lockup, a draw schedule, an occupancy date, or a follow-on trade waiting behind us.

The steps, from inquiry to inspection
- Inquiry. You send plans, photos, or a description through the contact form or by phone. We review it and follow up, usually within a business day.
- Free site visit and measure. We walk the lot or the existing structure with you, confirm dimensions against the drawings, and check access, staging, and any conditions the plans don't show. No charge, no obligation.
- Quote. You get a firm, itemized quote scoped to what we actually saw and read, materials, sequence, a start date, and an estimated duration, so your budget is built on real numbers instead of a placeholder.
- Framing performed to the Ontario Building Code. A crew sized to the scope frames the structure continuously, floor to roof, plumb, square, and built to your architectural and engineered drawings.
- Walkthrough. Before we hand off to the next trade, we walk the frame with you (or your GC), flag anything worth knowing, and leave load paths, hangers, and blocking documented and ready for Ontario Building Code inspection.
What you get back
A Timberr Framing quote isn't a one-line estimate. It's an itemized document that covers the scope of work, the lumber and engineered-material package (LVL, PSL, glulam, I-joists, or trusses where the design calls for them), a committed start date, an estimated duration, and the total price. If your project has open questions, an ambiguous detail on the drawings, a bearing point that needs the engineer's input, we flag it in the quote rather than guessing and adjusting later.
For GCs, builders, property managers, and developers working from a stamped set, the quote is built to match the drawings line for line, so it holds up against your own budget and draw schedule without a round of back-and-forth.
Timelines
Site visits are typically scheduled within a few business days of your inquiry, sooner if your project has a firm start date already on the calendar. The quote itself usually goes out within a few business days after the visit, faster for a garage, deck, or straightforward renovation, longer for a custom home or a multi-unit conversion where we're reading a full engineered set.
Once a quote is accepted, framing start dates are scheduled around crew availability and your project's readiness (foundation cured, permit in hand, site clear). We commit to the date in writing and staff the crew to hold it, because a framing schedule that slips is every trade behind us losing time too.
