Our Process

How a custom home frame moves from drawings to handoff

  1. Verify. Check foundation dimensions, elevations and anchor bolts against the approved set before setting sill plates, so an out-of-tolerance slab gets caught before anything frames on top of it.
  2. Set. Set beams and posts on their specified bearing, then frame the first floor with the designed joist direction and rim support, so the floor above starts on the load path your drawings call for.
  3. Deck. Apply subfloor at the required panel orientation and thickness before transferring wall control lines onto the deck, so every wall above lands where the layout says it should.
  4. Frame. Erect loadbearing walls with opening support, posts and bracing tied to the structural design, so the storey above has a stable line to build from.
  5. Repeat. Repeat the floor and wall cycle for upper storeys, keeping support under every bearing wall and concentrated roof load, so nothing lands on an unsupported point.
  6. Close in the roof. Install roof trusses or site-framed roof members to the issued layout without unapproved cuts, then sheathe and brace the shell, so the building is weather-tight before rough-ins start.
  7. Rough-in and release. Complete the mechanical, plumbing, electrical rough-ins and fire blocking required at the hold point while keeping the structure visible, so the inspection finds what your drawings describe.

Why Us

Why Timberr is different on this scope

We review the architectural, structural, floor and truss packages as one frame instead of four supplier documents. A missing post, conflicting opening or obsolete revision is raised before lifting day, and the written answer becomes the set the crew builds.

Timberr is licensed, insured and WSIB-covered, carries a 5.0 rating across 39 Google reviews, and the completed custom home framing work is backed by our workmanship warranty. The same team that reviews the risk remains accountable through the handoff.

More about custom home framing

Understanding custom home framing

The systems and conditions that change the work

The systems and conditions that change the work

Prescriptive dimensional-lumber framing only applies when the species, grade, spacing, spans and loads all fit inside the Part 9 tables. So the moment one condition falls outside those tables, the load path needs an engineer's design instead of a table lookup.

Ontario recognizes I-joists as lightweight pre-engineered floor systems, but the structural design and supplier layout establish where they can be used, not a generic span claim. So your floor package follows the layout that supplier issued.

LVL, LSL and PSL are engineered wood categories, and you cannot read their capacity off the depth or the way a member looks. It comes from the design and product documentation, so we frame to the schedule the engineer specified, not to what a beam appears able to carry.

Prefabricated roof trusses replace site-cut rafters wherever the approved truss design and layout call for them. Field alterations are prohibited unless the truss design specifically permits them. So a truss that does not fit gets a design answer, not a site cut.

Site-framed rafters stay available within the snow-load, species, grade, spacing and span limits set out in the roof span tables. But a heavy roof finish is a separate loading case that the Code answers with reduced spans or reduced spacing. So the roofing material you choose can move the rafter layout underneath it.

What belongs in the scope

What belongs in the scope

The framing package begins at the foundation and sill interface and continues through beams, floors, walls and roof until the structure sits visible for inspection before insulation goes in. So you see exactly where our scope starts and stops. Permit drawings must be dimensioned, signed and dated, and structural content sealed by an engineer carries an identified assumption of professional responsibility. So your quote can point to the page that answers a question.

Floor area and storey count move the quantity of material and the loads every member carries. Long spans and concentrated roof or beam loads move how much of the frame has to be engineered members and connectors rather than standard stock. Large openings move lintel size and side-stud count, and complex roof geometry or heavy roof finishes move layout and lifting together. Tall walls move stud design and bracing, and restricted storage or crane access on your lot moves sequencing.

The mistake we want found before the work begins

The mistake we want found before the work begins

A foundation that is 20 mm out at a beam pocket does not stay 20 mm out. It moves the beam, the bearing wall above it and the roof reaction after that, until several trades are solving one missed control dimension. We check the foundation and sill control points before the first deck turns that error into the whole house.

Member and fastening decisions that affect the result

Member and fastening decisions that affect the result

Loadbearing studs go in as Stud, Standard or No. 2 grade lumber at 19 percent moisture content or less, so a stud does not shrink and twist behind your drywall. The stud table allows 38 by 89 mm exterior studs at 600 mm on centre for roof-only support up to 3.0 m high. But a wall carrying a floor needs tighter spacing or 38 by 140 mm members, which is why the same-looking wall on two storeys can carry two different specs.

Subfloor thickness runs from roughly 15.5 mm at 400 mm supports up to 19.0 mm at 600 mm supports. Sheathing fasteners land at 150 mm on centre along edges and 300 mm at intermediate supports. So the schedule for your actual span gets used, not a default.

Plans, sequencing, and site decisions

The hold point and the trades waiting after it

The hold point and the trades waiting after it

Your municipality publishes the house inspection sequence, and structural framing with HVAC rough-in is generally called before insulation, with plumbing, electrical and HVAC work complete and passed at that stage. The structure has to be weather-tight with fire blocking ready when that inspection is called.

Ontario requires notice once your Part 9 structural framing and the HVAC ductwork and piping are substantially complete. Insulation only follows once framing is approved, so an unresolved structural change holds up the enclosure sequence behind it. Your window, door, stair, mechanical and cabinet trades all inherit the rough openings, floor elevations and backing this frame establishes.

Framing custom homes across the GTA

Framing custom homes across the GTA

Ontario sets the framing rules and your municipality administers the permit and books the framing inspection. So the same package can move at a different pace in Toronto than in Vaughan or Milton. A wide subdivision lot gets straightforward crane access, while a tight infill lot changes how beams and trusses get staged, which is why we ask about your site before we commit to a sequence.

What to send for a useful custom home framing quote

What to send for a useful custom home framing quote

Send a complete architectural set, structural drawings, beam and post schedules, floor layouts, roof or truss layout, opening schedules and every issued revision, plus your site plan, survey, foundation status, intended occupancy, floor area and storey count. Tell us the engineered-member supplier and the intended roofing material, since both change the structural case. Flag any delivery, road-occupation, storage or lifting constraint on your lot before we commit to a sequence.

Comparing framing quotes?

Ours names what we frame, what another trade supplies, and what has to be settled before we mobilise. Compare the scope, not two totals built on different assumptions.

FAQ

Custom Home Framing FAQ

Can my house or property take this custom home framing work?

Yes, if the issued structural design and foundation conditions support it. We check the house as a continuous load path rather than judging capacity from member size alone.

How disruptive will the custom home framing work be?

The reliable schedule begins after control dimensions, engineered-member layouts and lifting access are settled. Promising a framing date before those inputs agree only moves the delay onto your site.

What will the next trade inherit from this frame?

Your window, stair, mechanical and finish trades inherit the elevations and openings we establish, so release happens only after those interfaces are checked.

Who is accountable if the site does not match the drawings?

Timberr owns stopping, documenting and explaining the framing conflict. The engineer or designer approves structural changes, and we build the written answer instead of improvising inside your house.

Not sure the drawings are ready?

Most are not, and that is fine. Send what you have and we will tell you what is missing before it costs you a week on site.
