Timberr Framing did an amazing job with our addition framing, ensuring structural integrity and a perfect fit with the existing home.
A rear, side or upper-storey addition changes different existing supports; the approved structural design, not the label, determines beams, posts and foundation work. That means your engineer may need to settle the load path before material is ordered.
A same-level extension can use prescriptive Part 9 members only where species, grade, spans, spacing and loads fit the tables. That means your quote carries the matching member layout, connector schedule and site handling.
A wide connection to the existing house can require an engineered beam and posts because lintel and stud rules depend on opening width and supported load. That means you get the route supported by the drawings instead of a choice made from habit.
Roof framing can be site-framed or trussed; trusses cannot be cut unless the truss design permits the alteration. That means your following trades inherit that system's spacing, openings and limits.
A permit application must distinguish existing construction from proposed work and provide dimensioned drawings and structural information for the addition, so the home-addition boundary is fixed before award. Zoning, grading, conservation or heritage approvals can be applicable law that must be resolved before a building permit is issued. That means your quote can name exclusions and owner-supplied items instead of hiding them.
Addition floor area and storey count change the number and loading of floors, walls and roof assemblies to be framed, so measured home-addition quantities control the takeoff. The width and load of the opening into the existing house change beams, posts, temporary-work design and permanent bearing. That means you can compare the selected member schedule rather than a generic allowance. Upper-storey work changes access and the existing structure that must carry new loads, so home-addition coordination is visible before approval.
A new floor framed from the proposed elevation can miss the existing finished floor once real joist depth, subfloor and settlement are measured. That small difference becomes a permanent step or a rebuilt connection across the whole opening. We establish both elevations before the first tie-in member is cut.
Loadbearing studs require Stud, Standard or No. 2 grade lumber, and installed lumber may contain no more than 19 percent moisture. That means your installed member must match the grade or product shown in the design. Floor joist end bearing is at least 38 mm unless ribbon-board support is used, which means you can verify the material condition before it is enclosed.
Beam end bearing is at least 89 mm unless a span-table note permits another value, which means your bearing and connection detail must preserve that capacity. Joists framed into the side of a wood beam require hangers, another accepted mechanical connector or a compliant ledger. That means you can trace the fastening requirement to the actual assembly.
Ontario requires notice when Part 9 structural framing and HVAC ductwork and piping are substantially complete, which means your sequence must reach that visible hold point before finishes. Your municipality's addition permit guide identifies framing above the foundation, foundation walls and engineered structural content as permit-drawing subjects. That means you can plan the following trade around the stated response.
Approved plans and details govern the old-to-new opening; an unexpected existing condition requires design resolution before concealment. That means your mechanical and electrical work may have to be complete before the framing review. Window, roofing, cladding and interior trades inherit the framed elevations, openings and sheathing transitions, which means you avoid reopening work the municipality needed to see.
Ontario sets the building rules while the municipality administers the permit and inspection for the address. That means your approved set must settle a rear, side or upper-storey addition changes different existing before work is covered. Your site decides the delivery, storage and lifting route for that system. So you get a different sequence for a clear subdivision lot, a tight infill lane or an occupied commercial unit.
Request the issued permit set, survey, zoning confirmation, structural details and all revisions, which means you give the estimator the current design basis. Request photographs and measured information for the existing foundation, floor, walls, roof, services and proposed opening, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
Ours names what we frame, what another trade supplies, and what has to be settled before we mobilise. Compare the scope, not two totals built on different assumptions.
Clean framing, tight sequencing, and a tidy site, coordinated with concrete, drainage, openings, and surrounding trades, and completed to code where site work is in scope.
Only the approved structural design can confirm that the house will carry the addition. We verify the field condition against that design before removing or loading existing members.
The open-house period depends on demolition, temporary support and weather protection at the tie-in. We sequence those exposures before the crew opens the existing envelope.
A new floor framed from the proposed elevation can miss the existing finished floor once real joist depth, subfloor and settlement are measured. That small difference becomes a permanent step or a rebuilt connection across the whole opening.
Timberr owns stopping, documenting and explaining the framing conflict. The engineer or designer approves structural changes, and we build the written answer instead of improvising inside your house.
Most are not, and that is fine. Send what you have and we will tell you what is missing before it costs you a week on site.
