Garage Framing Guide: Attached, Detached and Cost

What goes into garage framing in the GTA, attached vs detached, wall and roof framing, code requirements, and what affects the cost.

A garage looks simple, but the framing carries real loads, wide door openings, roof spans, and (for attached garages) a fire separation from the house. Done right, it is fast and clean. Done wrong, you get sagging headers and inspection problems.

Here is what garage framing involves and what shifts the cost.

Attached vs. detached

Detached garages are framed as their own structure, footings, walls, and a roof or truss system. The big spans over the vehicle door need a properly sized header.

Attached garages add a requirement: a fire separation between the garage and the living space, framed and finished to the Ontario Building Code. The shared wall and ceiling assembly has to be built to the right rating.

The framing details that matter

  • Door headers. A double or triple garage door is a wide opening. The header has to be sized to the load above it, often an LVL or steel beam, which ties into structural beam installation.
  • Roof framing. Trusses are common and fast; a stick-built roof gives you usable attic space. Both have to be braced and sheathed properly.
  • Slab and sill. The frame sits on a sill plate anchored to the slab or foundation, set true to line and grade.

What drives garage framing cost

Size, door width, roof complexity, whether it is attached (fire separation adds work), and site access all move the number. A simple detached single is quick; a wide detached double with a usable second-storey or attic is a bigger frame.
