What changes when you frame a multiplex
A single-family house has one occupancy. A multiplex has several, and that triggers requirements a normal home frame never deals with:
- Fire separation between units. Each unit must be separated from the others by fire-rated assemblies. That means firewall and party wall framing built to a specific fire-resistance rating, with the right materials and detailing.
- Sound separation. The Ontario Building Code sets minimum sound transmission requirements between dwelling units. Framing details, staggered studs, resilient channel, double walls, are how you hit them.
- Egress. Every unit needs compliant exits, which shapes wall layout, stair framing, and window openings.
New build vs. conversion
A new multiplex is framed from the footings up like any structure, just with the separations built in from day one.
