Etobicoke uses the City of Toronto permit, inspection and zoning system; there is no separate Etobicoke building department. The former Etobicoke residential guide is only a summary, and the applicable by-law plus site-specific zoning still control. Toronto street-occupation rules apply when materials or equipment occupy an Etobicoke road, sidewalk, boulevard or public lane.
Former-zone frontage standards do not establish usable space beside an existing house, so the beam installation uses measured site clearance. Legal lot frontage does not prove clear width between the building, driveway and lot line.
At the address, we verify beam elevation, end bearing, posts and load transfer. We also confirm how shoring, engineered beams and lifting access will reach and move through the work area. The quote separates beam size, length, weight, bearing, posts, connections and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
Built-up dimensional-lumber beams are available only within the applicable OBC span tables and assembly rules. That means your engineer may need to settle the load path before material is ordered.
LVL, LSL and PSL are engineered wood products whose sizes and capacities come from the approved structural and product documentation. That means your quote carries the matching member layout, connector schedule and site handling.
Steel beams use a separate design and require the specified bearing, posts, connections and corrosion protection. That means you get the route supported by the drawings instead of a choice made from habit.
A flush beam requires joists to frame into its side using approved hangers or connectors, which means your following trades inherit that system's spacing, openings and limits.
Insufficient beam bearing concentrates the reaction beyond its support; provide the OBC minimum or designed bearing, which means you do not inherit that condition after it is concealed. A post wider or narrower than the design can misalign the load path; the post cannot be narrower than the supported beam. That means you can correct the load path or assembly while the work remains accessible.
A post without support below can overload floor framing; continue the reaction to a wall, beam or foundation. That means your approved repair is documented before the next trade arrives. We stop a conflict involving built-up dimensional-lumber beams because you need the designer's answer before an improvised fix becomes permanent.
Beam ends require at least 89 mm of even, level bearing unless an applicable span-table note or design provides otherwise. That means your installed member must match the grade or product shown in the design. Built-up beams use 38 mm members with joints located over supports or at permitted quarter points, which means you can verify the material condition before it is enclosed.
Built-up beam members are nailed or bolted together under the fastening requirements in 9.23.8.3, which means your bearing and connection detail must preserve that capacity. Structural lumber used for a prescriptive beam must carry an accepted grade mark, which means you can trace the fastening requirement to the actual assembly.
Ontario's Part 9 notice point includes substantially complete structural framing and HVAC rough-ins, which means your sequence must reach that visible hold point before finishes. A non-Part 9 project reaches the corresponding notice point for structural framing and HVAC equipment rough-in, which means you can plan the following trade around the stated response.
Ontario prescribes an inspection response within 2 days after notice, excluding weekends, holidays and office closures. That means your mechanical and electrical work may have to be complete before the framing review. Structural information prepared by an engineer is identified in Toronto's permit guidance with professional-responsibility documentation, which means you avoid reopening work the municipality needed to see.
Request issued structural drawings, beam schedule, reactions, post schedule, connections and revisions, which means you give the estimator the current design basis. Request site measurements, photographs and existing support information above and below the beam, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
