Aurora Building Division issues permits and conducts inspections; York Region is not the building-permit authority. Building, inspection and road-occupancy applications use the CityView portal. Applicable-law approvals must clear before a permit application is complete and issuable.
Aurora requires applicable-law approvals before a building permit can be issued, so the floor system waits for complete approval. The Town checks as-built grading against the approved plot plan and master grading information.
At the address, we verify beam bearing, joist direction, openings and floor elevation. We also confirm the current municipal approval status and the route for joists, beams, panels and lifting access. That route is checked without assuming municipal road space is available.
The quote separates spans, joist type, depth, openings, beams, bearing and access, together with any road, grading, heritage or inspection condition triggered at this property. Timberr schedules the project from the GTA or York Region after those inputs are settled. Unresolved design and access conditions remain named rather than hidden inside the framing allowance.
Sawn-lumber joists use OBC span tables selected by species, grade, depth, spacing, support condition and loading. That means your engineer may need to settle the load path before material is ordered.
I-joists are lightweight pre-engineered members whose span, bearing, blocking and hole zones come from the approved product design rather than the dimensional-lumber tables. That means your quote carries the matching member layout, connector schedule and site handling.
Metal-web wood joists are also recognized lightweight systems and can create different service-routing opportunities, but their capacity and installation remain product-specific. That means you get the route supported by the drawings instead of a choice made from habit.
Built-up wood beams use the OBC prescriptive details only within the beam span-table conditions, which means your following trades inherit that system's spacing, openings and limits.
A bearing wall running parallel to joists can sit between them and load nothing designed to carry it. Once the subfloor is down, the wall line looks solid while the support gap is hidden below. We align that wall over joists, blocking, a beam or an engineered transfer before the deck is fastened.
Structural lumber for joists and beams must carry an accepted grade mark, which means your installed member must match the grade or product shown in the design. Installed framing lumber must contain no more than 19 percent moisture, which means you can verify the material condition before it is enclosed.
Floor joist end bearing is at least 38 mm unless ribbon-board support is used, which means your bearing and connection detail must preserve that capacity. Beam ends require at least 89 mm of even, level bearing unless an applicable span-table note permits otherwise. That means you can trace the fastening requirement to the actual assembly.
Ontario's Part 9 framing notice occurs when structural framing and HVAC ductwork and piping are substantially complete. That means your sequence must reach that visible hold point before finishes. Ontario prescribes an inspection response within 2 days after notice, excluding weekends, holidays and office closures, which means you can plan the following trade around the stated response.
Mississauga requires plumbing, electrical and HVAC rough-ins to pass before framing inspection and keeps framing uncovered. That means your mechanical and electrical work may have to be complete before the framing review. Wall crews inherit the joist elevations and bearing support, while mechanical trades inherit only the approved penetration zones. That means you avoid reopening work the municipality needed to see.
Request floor layouts, joist direction, spans, spacing, loads, beam and post schedules and all revisions, which means you give the estimator the current design basis. Request product-specific I-joist, open-web joist, LVL, LSL or PSL details where specified, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

The issued permit package and the work assigned to that inspection stage must be ready. Book the required Aurora inspections through CityView and follow the stages on the issued permit.
Unresolved access approval or an incomplete material route can delay mobilisation. Road-occupancy applications also use CityView; the site still needs a measured delivery and storage plan. The quote also needs spans, joist type, depth, openings, beams, bearing and access.
