Timberr Framing did an amazing job with our addition framing, ensuring structural integrity and a perfect fit with the existing home.
Whitby lists new homes, additions, finished basements, garages, additional units and structural alterations as permit work. The permit package can require structural drawings plus engineered floor or roof drawings. Materials or equipment blocking a lane, roadway, sidewalk or curb require road-occupancy coordination.
Whitby infill rules can hold grading, drainage and public-road use in a separate permit stream, so the addition frame waits for triggered site releases. A Grading, Servicing and Drainage Permit can be required before the building-permit application on infill work. A designated property or heritage conservation district can require a heritage permit.
At the address, we verify existing bearing, tie-in elevations, openings and temporary support. We also confirm the current municipal approval status and the route for lumber, engineered beams and lifting access. That route is checked without assuming municipal road space is available.
The quote separates addition size, storeys, tie-in opening, temporary support, roof connection and access, together with any road, grading, heritage or inspection condition triggered at this property. Timberr schedules the project from the GTA or York Region after those inputs are settled. Unresolved design and access conditions remain named rather than hidden inside the framing allowance.
A rear, side or upper-storey addition changes different existing supports; the approved structural design, not the label, determines beams, posts and foundation work. That means your engineer may need to settle the load path before material is ordered.
A same-level extension can use prescriptive Part 9 members only where species, grade, spans, spacing and loads fit the tables. That means your quote carries the matching member layout, connector schedule and site handling.
A wide connection to the existing house can require an engineered beam and posts because lintel and stud rules depend on opening width and supported load. That means you get the route supported by the drawings instead of a choice made from habit.
Roof framing can be site-framed or trussed; trusses cannot be cut unless the truss design permits the alteration. That means your following trades inherit that system's spacing, openings and limits.
A new floor framed from the proposed elevation can miss the existing finished floor once real joist depth, subfloor and settlement are measured. That small difference becomes a permanent step or a rebuilt connection across the whole opening. We establish both elevations before the first tie-in member is cut.
Loadbearing studs require Stud, Standard or No. 2 grade lumber, and installed lumber may contain no more than 19 percent moisture. That means your installed member must match the grade or product shown in the design. Floor joist end bearing is at least 38 mm unless ribbon-board support is used, which means you can verify the material condition before it is enclosed.
Beam end bearing is at least 89 mm unless a span-table note permits another value, which means your bearing and connection detail must preserve that capacity. Joists framed into the side of a wood beam require hangers, another accepted mechanical connector or a compliant ledger. That means you can trace the fastening requirement to the actual assembly.
Ontario requires notice when Part 9 structural framing and HVAC ductwork and piping are substantially complete, which means your sequence must reach that visible hold point before finishes. Toronto's addition guide identifies framing above the foundation, foundation walls and engineered structural content as permit-drawing subjects. That means you can plan the following trade around the stated response.
Approved plans and details govern the old-to-new opening; an unexpected existing condition requires design resolution before concealment. That means your mechanical and electrical work may have to be complete before the framing review. Window, roofing, cladding and interior trades inherit the framed elevations, openings and sheathing transitions, which means you avoid reopening work the municipality needed to see.
Request the issued permit set, survey, zoning confirmation, structural details and all revisions, which means you give the estimator the current design basis. Request photographs and measured information for the existing foundation, floor, walls, roof, services and proposed opening, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
Ours names what we frame, what another trade supplies, and what has to be settled before we mobilise. Compare the scope, not two totals built on different assumptions.
Clean framing, tight sequencing, and a tidy site, coordinated with concrete, drainage, openings, and surrounding trades, and completed to code where site work is in scope.
Yes, when the drawings, site access and schedule support the project. Timberr takes on suitable Whitby work from its GTA and York Region service base, with mobilisation tied to the booked address.
It depends on whether the proposed scope is permit work. Whitby requires permits for listed structural and residential scopes, including new openings and wall removal.
The issued permit package and the work assigned to that inspection stage must be ready. Keep the approved architectural and structural package aligned with the work presented for inspection.
Unresolved access approval or an incomplete material route can delay mobilisation. A road-occupancy permit is required when materials or equipment block a lane or affect a roadway, sidewalk or curb. The quote also needs addition size, storeys, tie-in opening, temporary support, roof connection and access.
Most are not, and that is fine. Send what you have and we will tell you what is missing before it costs you a week on site.
