Burlington requires Pre-Building Approval before the building-permit submission for house additions. That approval can coordinate zoning, grading, drainage and tree review. Materials or equipment kept on a City road require a road-occupancy permit.
Burlington requires inspection before construction is covered or carried past the applicable stage, so the addition frame stays open until its stage clears. A Grading and Drainage Clearance Certificate can be required before permit issuance on a residential lot with ten or fewer units. Alterations to a designated property can require a heritage permit before the building work proceeds.
At the address, we verify existing bearing, tie-in elevations, openings and temporary support. We also confirm how lumber, engineered beams and lifting access will reach and move through the work area. The quote separates addition size, storeys, tie-in opening, temporary support, roof connection and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
A rear, side or upper-storey addition changes different existing supports; the approved structural design, not the label, determines beams, posts and foundation work. That means your engineer may need to settle the load path before material is ordered.
A same-level extension can use prescriptive Part 9 members only where species, grade, spans, spacing and loads fit the tables. That means your quote carries the matching member layout, connector schedule and site handling.
A wide connection to the existing house can require an engineered beam and posts because lintel and stud rules depend on opening width and supported load. That means you get the route supported by the drawings instead of a choice made from habit.
Roof framing can be site-framed or trussed; trusses cannot be cut unless the truss design permits the alteration. That means your following trades inherit that system's spacing, openings and limits.
Building from an unverified foundation elevation can leave floors or roof planes misaligned; check the control elevations before framing. That means you do not inherit that condition after it is concealed. Removing an existing bearing element before permanent support is resolved can interrupt the load path; follow the approved structural sequence. That means you can correct the load path or assembly while the work remains accessible.
Cutting an existing joist or truss to make the tie-in can violate hole and notch restrictions, which means your approved repair is documented before the next trade arrives. We stop a conflict involving a rear, side or upper-storey addition changes different existing because you need the designer's answer before an improvised fix becomes permanent.
Loadbearing studs require Stud, Standard or No. 2 grade lumber, and installed lumber may contain no more than 19 percent moisture. Ontario requires notice when Part 9 structural framing and HVAC ductwork and piping are substantially complete, which means your sequence must reach that visible hold point before finishes. Toronto's addition guide identifies framing above the foundation, foundation walls and engineered structural content as permit-drawing subjects. That means you can plan the following trade around the stated response.
Approved plans and details govern the old-to-new opening; an unexpected existing condition requires design resolution before concealment. That means your mechanical and electrical work may have to be complete before the framing review. Window, roofing, cladding and interior trades inherit the framed elevations, openings and sheathing transitions, which means you avoid reopening work the municipality needed to see.
Request the issued permit set, survey, zoning confirmation, structural details and all revisions, which means you give the estimator the current design basis. Request photographs and measured information for the existing foundation, floor, walls, roof, services and proposed opening, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
