Mississauga requires permits for new buildings, additions and structural alterations. Plumbing, electrical and HVAC rough-ins must pass before the framing inspection is booked. Temporary materials, equipment, disposal containers and cranes in the public right of way can require road-occupancy approval.
Mississauga requires framing to remain uncovered for its framing inspection, so the mezzanine frame stays open for framing inspection.
At the address, we verify support points, elevation, openings, stairs and guards. We also confirm how structural members, deck and lifting access will reach and move through the work area. The quote separates area, loads, spans, supports, stairs, guards, services and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
Part 3 commercial or industrial mezzanines and Part 9 residential mezzanines use different storey, egress and construction provisions. That means your engineer may need to settle the load path before material is ordered.
An open mezzanine within the area limit differs from an enclosed mezzanine or a superimposed mezzanine level. That means your quote carries the matching member layout, connector schedule and site handling.
A storage mezzanine requires loads based on stored material and handling use, not an assumed residential floor load. That means you get the route supported by the drawings instead of a choice made from habit.
A maintenance platform can fall under a specific exception only where its use and construction satisfy that provision. That means your following trades inherit that system's spacing, openings and limits.
Failure: assuming every platform is outside the storey count. Prevention: document area, openness, use and superimposition against the applicable Code provision, which means you do not inherit that condition after it is concealed. Failure: selecting members from an unrelated floor span table. Prevention: use the approved loads and structural design, which means you can correct the load path or assembly while the work remains accessible.
Failure: placing columns on an unverified slab. Prevention: confirm reactions, slab capacity and foundations, which means your approved repair is documented before the next trade arrives. We stop a conflict involving part 3 commercial or industrial mezzanines and part 9 residential mezzanines because you need the designer's answer before an improvised fix becomes permanent.
Under Part 3, qualifying open mezzanines not counted as a storey are limited to 40 percent of the open area of the room in which they are located. That means your installed member must match the grade or product shown in the design. The Part 3 open-mezzanine condition generally does not permit partitions or subdividing walls higher than 1,070 mm, subject to stated exceptions. That means you can verify the material condition before it is enclosed.
A mezzanine that does not meet the open condition can remain outside the storey count only within the 10 percent provisions for floor and suite area. That means your bearing and connection detail must preserve that capacity. A partly or wholly superimposed mezzanine level above the first is generally counted as a storey, which means you can trace the fastening requirement to the actual assembly.
Scaled and dimensioned construction and life-safety drawings are required for Toronto non-residential interior alterations, which means your sequence must reach that visible hold point before finishes. The permit holder is responsible for requesting municipal inspections, which means you can plan the following trade around the stated response.
Sprinkler and fire-alarm trades inherit new obstructions, ceiling levels and occupant-load conditions, which means your mechanical and electrical work may have to be complete before the framing review. Stair and guard trades inherit opening dimensions, support loads and edge geometry, which means you avoid reopening work the municipality needed to see.
Code analysis, occupancy, use, occupant load and storey determination, which means you give the estimator the current design basis. Structural plans, loads, reactions, connections and foundation details, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

Clean framing, tight sequencing, and a tidy site, coordinated with concrete, drainage, openings, and surrounding trades, and completed to code where site work is in scope.
It depends on whether the scope is permit work. A permit is required for a new building, addition or structural alteration. Non-structural interior work still needs a scope check.
The issued permit package and the work for that inspection stage must be ready. Rough-in inspections come first. Framing then remains uncovered while the inspector checks the structure and openings against the approved drawings.
Only when the applicable municipal approval allows it. Road-occupancy approval can be required for materials, equipment, bins or cranes placed in a City road, sidewalk or boulevard.
