Toronto permits up to four units in specified low-rise zones; Mississauga runs a separate framework, but neither changes the Part 9 size test.

Side-by-side units concentrate separation work in vertical walls under OBC 9.10.9.16, while stacked units add horizontal floor-ceiling separations on top. So a stacked layout carries more framed assembly at the same unit count. A unit with two or more storeys, including a basement, generally needs a 1 h separation from the rest of a Part 9 building. So your two-storey unit inherits a heavier separation than the unit beside it.

A secondary-suite conversion has its own OBC alternative using continuous, smoke-tight Type X gypsum protection that cannot be copied onto a purpose-built multiplex. So a converted basement apartment and a new-build fourplex get framed and priced differently at the same unit count. Converting a house also adds OBC Part 11 coordination new construction skips.

Conventional dimensional lumber, I-joists, metal-web wood joists and plated wood trusses are all possible structural categories. But an engineered system locks you into that supplier's layout and connectors once ordered. So switching systems mid-project means new drawings, not a field substitution.

Fire-separation work can carry its own OBC inspection stage, separate from structural framing, so we confirm the local schedule before covering any assembly. Your drywaller and firestopping trades inherit the stud separation lines we leave behind, so what we hand off is what they build from.
