Vaughan identifies new houses, additions, structural alterations and basement secondary suites as permit work. The published house sequence places structural framing and HVAC rough-in before insulation. Materials, disposal containers and temporary construction crossings in the road allowance require road-permit coordination.
Vaughan requires applicable rough-ins to pass and the house to be weather-tight for the structural-framing inspection, so the deck or porch frame follows rough-ins and enclosure. Additions and infill can trigger grading or site-alteration approval before mobilisation.
At the address, we verify footings, ledger condition, beam bearing, stairs and guards. We also confirm how exterior lumber, connectors and yard access will reach and move through the work area. The quote separates area, height, spans, footings, ledger, stairs, guards and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
An attached deck transfers lateral and vertical forces through its house connection; a freestanding deck uses independent support. The issued design must identify which system applies, which means your engineer may need to settle the load path before material is ordered.
A porch can add columns, roof framing and connections to the existing building that an uncovered deck does not have. That means your quote carries the matching member layout, connector schedule and site handling.
Ground-level detached platforms can have different permit treatment from attached or elevated decks. That means you get the route supported by the drawings instead of a choice made from habit.
Guards are required where the elevation difference exceeds 600 mm within the distance specified by OBC 9.8.8.1, subject to listed exceptions. That means your following trades inherit that system's spacing, openings and limits.
Failure: sizing from deck area without checking spans and reactions. Prevention: use the permit footing, post, beam and joist plan, which means you do not inherit that condition after it is concealed. Failure: attaching a ledger through unsupported cladding. Prevention: use the designed connection to structural framing, which means you can correct the load path or assembly while the work remains accessible.
Failure: installing guard posts after decking hides the support. Prevention: complete and inspect guard backing first, which means your approved repair is documented before the next trade arrives. We stop a conflict involving an attached deck transfers lateral and vertical forces through its because you need the designer's answer before an improvised fix becomes permanent.
Toronto requires deck and porch plans to identify footing size, spacing, depth, above-grade height and frost protection. That means your installed member must match the grade or product shown in the design. The same guide requires column sizes and locations plus beam sizes, locations and spans, which means you can verify the material condition before it is enclosed.
Joists require at least 38 mm of end bearing unless the permitted support condition applies, which means your bearing and connection detail must preserve that capacity. Beam ends generally require at least 89 mm of even, level bearing, which means you can trace the fastening requirement to the actual assembly.
Toronto's permit guide requires scaled, dimensioned, signed and dated drawings and site information tied to a current survey. That means your sequence must reach that visible hold point before finishes. Ontario places inspection-request responsibility on the permit holder, which means you can plan the following trade around the stated response.
Markham states that its checklists do not replace full compliance with permit documents and the Code. That means your mechanical and electrical work may have to be complete before the framing review. Guard installers inherit post anchorage and blocking concealed by the deck surface, which means you avoid reopening work the municipality needed to see.
Survey or site plan, zoning result, permit status, setbacks, grade and easements, which means you give the estimator the current design basis. Footing, post, beam, joist, ledger and connector details, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
Ours names what we frame, what another trade supplies, and what has to be settled before we mobilise. Compare the scope, not two totals built on different assumptions.
Clean framing, tight sequencing, and a tidy site, coordinated with concrete, drainage, openings, and surrounding trades, and completed to code where site work is in scope.
It depends on whether the scope is permit work. Vaughan lists new houses, additions, structural alterations and basement secondary suites as permit work.
The issued permit package and the work for that inspection stage must be ready. On house work, complete the applicable rough-ins, fire blocking and weather-tight enclosure before requesting the structural-framing inspection.
Only when the applicable municipal approval allows it. Road-permit coordination applies to materials, bins or temporary construction access in the municipal road allowance.
Send the address, current architectural and structural drawings, permit status and clear site photos. For this scope, the quote also needs area, height, spans, footings, ledger, stairs, guards and access plus the proposed route for exterior lumber, connectors and yard access.
Most are not, and that is fine. Send what you have and we will tell you what is missing before it costs you a week on site.
