Burlington requires Pre-Building Approval before the building-permit submission for house additions. That approval can coordinate zoning, grading, drainage and tree review. Materials or equipment kept on a City road require a road-occupancy permit.
Burlington requires inspection before construction is covered or carried past the applicable stage, so the footing formwork stays open until its stage clears. A Grading and Drainage Clearance Certificate can be required before permit issuance on a residential lot with ten or fewer units.
At the address, we verify survey controls, widths, elevations, steps and reinforcing clearances. We also confirm how form lumber, stakes and excavation access will reach and move through the work area. The quote separates footing length, width, steps, excavation condition, reinforcing and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
Strip footings support walls; isolated pads support columns; stepped footings follow changes in founding elevation. That means your engineer may need to settle the load path before material is ordered.
Prescriptive Part 9 footing sizes apply only to the stated light-frame, load and joist-span conditions. That means your quote carries the matching member layout, connector schedule and site handling.
Where supported joist spans or specified live loads exceed the Part 9 limits, Section 4.2 design is required. That means you get the route supported by the drawings instead of a choice made from habit.
Water-table conditions close to the bearing surface can require larger footing widths or areas under the stated soil conditions. That means your following trades inherit that system's spacing, openings and limits.
Failure: forming on loose disturbed material. Prevention: obtain the specified undisturbed or compacted bearing surface, which means you do not inherit that condition after it is concealed. Failure: using table sizes outside their span or load limits. Prevention: check the application conditions and obtain Section 4.2 design where required, which means you can correct the load path or assembly while the work remains accessible.
Failure: reducing footing projection without checking thickness. Prevention: maintain the greater minimum in Article 9.15.3.8, which means your approved repair is documented before the next trade arrives. We stop a conflict involving strip footings because you need the designer's answer before an improvised fix becomes permanent.
Footings must rest on undisturbed soil, rock or compacted granular fill, which means your installed member must match the grade or product shown in the design. Prescriptive footing provisions in Articles 9.15.3.4 to 9.15.3.7 assume supported joist spans no greater than 4.9 m and specified floor live loads no greater than 2.4 kPa. That means you can verify the material condition before it is enclosed.
Table 9.15.3.4 lists minimum strip-footing widths of 250 mm, 350 mm and 450 mm for exterior walls supporting one, two and three floors respectively, subject to adjustments and application limits. That means your bearing and connection detail must preserve that capacity. The same table lists minimum column-footing areas for columns spaced at 3 m centres, with proportional adjustment for other spacing. That means you can trace the fastening requirement to the actual assembly.
Ontario identifies required inspections as part of the permit process and places notification responsibility on the permit holder. That means your sequence must reach that visible hold point before finishes. Footing forms, bearing surface and reinforcement should not be concealed by concrete before the applicable inspection, which means you can plan the following trade around the stated response.
Survey and excavation teams inherit the approved property-line, elevation and soil constraints, which means your mechanical and electrical work may have to be complete before the framing review. Concrete crews inherit form dimensions, reinforcement, placement sequence and weather protection, which means you avoid reopening work the municipality needed to see.
Approved site, grading, excavation, foundation and structural plans, which means you give the estimator the current design basis. Geotechnical information and specified bearing assumptions, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
