Burlington requires Pre-Building Approval before the building-permit submission for house additions. That approval can coordinate zoning, grading, drainage and tree review. Materials or equipment kept on a City road require a road-occupancy permit.
Burlington requires inspection before construction is covered or carried past the applicable stage, so the opening package stays open until its stage clears. Alterations to a designated property can require a heritage permit before the building work proceeds.
At the address, we verify opening size, header support, sill elevation and product clearance. We also confirm how headers, studs and access around existing finishes will reach and move through the work area. The quote separates opening count and size, supported load, headers, temporary support and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
A non-loadbearing partition opening does not require a structural lintel for gravity loads. But it still needs framing to support finishes and the opening assembly. That means your engineer may need to settle the load path before material is ordered.
A prescriptive lumber lintel is selected from span tables using opening width, supported storeys, building width and snow-load conditions. That means your quote carries the matching member layout, connector schedule and site handling.
An engineered wood or steel beam uses its issued member and connection design rather than the prescriptive lumber lintel table. That means you get the route supported by the drawings instead of a choice made from habit.
Openings in braced-wall panels can change lateral resistance and require review beyond the lintel itself, which means your following trades inherit that system's spacing, openings and limits.
Failure: choosing a lintel from opening width alone. Prevention: include supported loads, building width and table conditions, which means you do not inherit that condition after it is concealed. Failure: stopping at the header and ignoring support below the jamb. Prevention: trace each reaction to a footing or designed support, which means you can correct the load path or assembly while the work remains accessible.
Failure: cutting a new opening through required bracing without review. Prevention: check the braced-wall design first, which means your approved repair is documented before the next trade arrives. We stop a conflict involving a non-loadbearing partition opening does not because you need the designer's answer before an improvised fix becomes permanent.
Prescriptive lintels must conform to the size and span tables applicable to the supported loads and opening. That means your installed member must match the grade or product shown in the design. Openings with lintels no longer than 3 m generally require at least two studs at each side under the Part 9 provision. That means you can verify the material condition before it is enclosed.

Ontario places inspection-request responsibility on the permit holder, which means your mechanical and electrical work may have to be complete before the framing review. Window and door installers inherit the framed width, height, sill, jamb and head geometry, which means you avoid reopening work the municipality needed to see.
Opening schedule with rough widths, heights, sill elevations and unit identifiers, which means you give the estimator the current design basis. Wall type, supported floors and roof, lintel or beam designation and bearing details, which means your takeoff can include the scheduled members and openings.
