Our Process

How the work moves from drawings to handoff

  1. Confirm the site. Confirm survey, zoning, setbacks, lot coverage, grade, pool enclosure and the locations of every existing and proposed structure, so your framing starts from verified property lines, not a guess.
  2. Confirm the use. Confirm intended use, plumbing, mechanical equipment, electrical work, storage and whether conditioned space is proposed, so the framing carries the loads that use actually needs.
  3. Set the drawings. Obtain approved floor plans, elevations, sections, wall assemblies, roof details, foundation and slab design, so every crew member frames from the same revision.
  4. Coordinate access. Coordinate building doors and windows with pool-enclosure access and gate conditions, so your pool installer is not the one who finds a door swinging the wrong way.
  5. Establish elevations. Establish footing, slab, anchor and finished-floor elevations from the approved grading information, so the finished floor sits where the grading plan says it should.
  6. Frame. Frame the floor, walls, openings and roof to the approved structural and envelope details under OBC 9.23 and 9.25 to 9.27, so what goes up matches what was approved.
  7. Hold for inspection. Keep structural, insulation, plumbing and other work visible at every required inspection stage, so nothing gets closed in early.
  8. Hand over. Hand over the weather-protected shell with enclosure access, service openings and guard supports complete, so your next trades start without waiting on us.

Why Us

Why put Timberr on your pool house

We read your survey, zoning summary and approved drawings before we quote, flag a missing accessory-building approval or a pool-enclosure conflict before the crew mobilizes, and tie every change to a written revision, so you always know which set is actually being built.

Timberr is licensed, insured and WSIB-covered, we hold a 5.0 rating across 39 Google reviews, and the finished work is backed by our workmanship warranty, so you can verify the company standing behind your pool house before you sign anything.

Your pool installer inherits the setbacks and enclosure access we leave behind, and your plumber and electrician inherit the service spaces and clearances we frame in. If those are wrong, you pay for it twice, and that is the standard we build to.

Pool House Framing in Burlington

Understanding pool house framing

What the crew checks in Burlington

What the crew checks in Burlington

Burlington requires Pre-Building Approval before the building-permit submission for house additions. That approval can coordinate zoning, grading, drainage and tree review. Materials or equipment kept on a City road require a road-occupancy permit.

Burlington requires inspection before construction is covered or carried past the applicable stage, so the pool-house frame stays open until its stage clears. A Grading and Drainage Clearance Certificate can be required before permit issuance on a residential lot with ten or fewer units.

What belongs in the Burlington site scope

What belongs in the Burlington site scope

At the address, we verify slab controls, openings, moisture exposure and roof geometry. We also confirm how lumber, headers, trusses and yard access will reach and move through the work area. The quote separates footprint, openings, roof form, spans, moisture exposure, finishes and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.

The buildings and conditions that change the work

The buildings and conditions that change the work

An unconditioned equipment cabana differs from a conditioned pool house with a washroom, kitchen or change facilities. So your plumbing and mechanical scope changes with the use you actually want. The framing still carries the same roof, wind and snow loads either way.

Slab-on-grade, crawlspace and framed-floor designs use different foundations and moisture details under OBC 9.15, 9.16, 9.18 and 9.23. So the foundation on your drawings decides how we frame the floor above it. A slab removes floor framing from the scope; a crawlspace or framed floor adds joists and a moisture-managed underfloor space.

A flat roof, low-slope roof and conventionally sloped roof require different drainage and membrane details under OBC 9.26. So the roof shape on your elevations sets the framing pitch. Get the slope wrong on a low-slope roof and you are framing a leak, not a design choice.

Large glazed openings and folding doors change header, bracing and water-control details under OBC 9.23.10, 9.23.13 and 9.27. So a wide slider or a folding wall moves your header schedule off the standard opening table. Coordinate that header size with your supplier before framing starts.

A roofed outdoor bar or change shelter may have open walls but still requires designed support, anchorage and roofing under OBC 4.1, 9.23 and 9.26. So an open structure is not a lighter framing job. The posts and roof still need the same engineered load path as an enclosed building.

Problems worth preventing before they disappear behind finishes

Problems worth preventing before they disappear behind finishes

Treating the pool enclosure permit as approval for the cabana is a real failure on these jobs in Toronto. The prevention is obtaining the separate accessory-building approval before framing starts, so you are not stopped mid-build for a permit you assumed you already had. Laying out from a fence rather than a current survey is another; we use verified property and setback information instead. So your structure does not end up sitting inside a setback it was never allowed to occupy.

Placing doors without checking pool-enclosure access conditions creates a coordination failure between your building and your pool installer. So we coordinate the building and enclosure plans together before anything is framed.

Using interior-only materials at wet exterior interfaces is a durability failure under OBC 9.23.2.3 and 9.27; we follow the approved durability and envelope details instead. So a change-room wall does not rot from the inside out. Framing before service and slab penetrations are coordinated forces rework later, so we fix routes and openings on approved drawings first.

Plans, sequencing, and site decisions

Member and fastening decisions that affect the result

Member and fastening decisions that affect the result

Wood wall, floor and roof members follow the applicable Part 9 span, spacing, bearing, bracing and fastening provisions under OBC 9.23. But only where the Part's prescriptive limits actually apply to your design. Exterior wood in locations exposed to moisture or near grade needs the decay-protection and clearance provisions in OBC 9.23.2.3 and 9.27. So the sill plate closest to your pool deck does not get treated the same as an interior stud.

Guards and their connections get detailed wherever the elevation and access conditions require them under OBC 9.8.8. So a raised deck or a change in grade around your pool house gets a guard sized to the drop, not an afterthought. Toronto's accessory-structure guide also asks for concrete floor-slab strength and reinforcement details, so the slab your framing sits on has to match what was submitted for approval.

The hold point and the trades waiting after it

The hold point and the trades waiting after it

The permit holder is responsible for notifying the municipality for required inspections. Footings, foundations, structural framing, insulation and plumbing can each create separate inspection hold points. So your schedule needs room for more than one visit. Pool installers inherit the approved building setbacks, grade relationship and enclosure access we leave behind, so a setback error in our framing becomes their delay, not just ours.

Plumbing and mechanical trades inherit the framed service spaces, drain routes and equipment clearances under OBC 9.31 and 9.33. So we frame those spaces to the sizes on the approved drawings, not a rough guess.

Electrical work near the pool sits outside a generic framing detail and gets coordinated with the applicable authority separately. Envelope trades inherit the roof slopes, opening flashings and wall-to-slab moisture transitions under OBC 9.25 to 9.27. So the roofer and sider who follow us start from a shell already detailed to shed water.

What to send for a useful pool house framing quote

What to send for a useful pool house framing quote

Send your current survey, site plan, zoning summary, setbacks, grade and pool-enclosure plan, so the estimate is built on the same design basis the city is reviewing. Include floor plans, elevations, sections, structural details, and your foundation, slab, wall, floor, roof and guard details, so your takeoff reflects the scheduled members instead of an allowance.

Comparing framing quotes?

Ours names what we frame, what another trade supplies, and what has to be settled before we mobilise. Compare the scope, not two totals built on different assumptions.

FAQ

Pool House Framing FAQ

Does pool house framing need a permit in Burlington?

It depends on whether the scope is permit work. For a house addition, Burlington requires Pre-Building Approval before the building-permit submission.

What must be ready for the local inspection?

The issued permit package and the work for that inspection stage must be ready. Keep the approved drawings and permit card on site. Do not cover work or move beyond the listed stage before inspection.

Can Pool House Framing materials or equipment use public space?

Only when the applicable municipal approval allows it. A road-occupancy permit is required when construction materials or equipment stay on a City road.

What should I send for a pool house framing quote?

Send the address, current architectural and structural drawings, permit status and clear site photos. For this scope, the quote also needs footprint, openings, roof form, spans, moisture exposure, finishes and access plus the proposed route for lumber, headers, trusses and yard access.

Not sure the drawings are ready?

Most are not, and that is fine. Send what you have and we will tell you what is missing before it costs you a week on site.
